Both the Strata Schemes Management Act and by-laws govern apartment renovations, including when approvals are required. Applications must be submitted by owners to Alldis & Cox. These are reviewed by the committee which generally meets monthly.
Owners are responsible for ensuring tenants are aware of all by-laws, carpark access protocols and house rules upon arrival, and adhering to them.
Strict State and Council requirements govern short term rentals. Gemini does not have by-laws restricting these types of rentals, provided government requirements are met. This includes ensuring occupants observe by-laws and house rules. Specifically, they cannot use the car park, bring pets, or use the rooftop at times when the committee provides notice of special resident-only events as is usually the case for New Years Eve.
Gemini's capital works plan was last updated in August 2023. Several capital works are being planned by the committee.

Gemini's financial year ends 31 March and AGMs are generally held soon after in May. These meetings approve financial statements and by-laws, set levies, and appoint the committee.
The committee generally meets monthly.
Meetings are generally held onsite on the ground floor of the north tower.
