What you can and can't do

When renovating, ensure that you're aware of what you can and can't do and when you need approval, by reviewing s109 - 111 Strata Schemes Management Act and our by-laws. 


Particularly relevant by-law sections:

1.1.2 - Walls, ceilings, floors

1.1.3 - Locks

1.5 - Damage to common property 

2.1 - Floor coverings

2.4 - Air conditioners

2.5 - Window shutters

6.2 - Renovations


The building dates to the 1960's; Doors, bathrooms, electrical boards and other items may contain asbestos. It is your responsibility to manage the handling of any asbestos with your builder.


A new by-law related to floor coverings will be considered at the upcoming AGM, see draft by-law and supporting docs below.

  Unless you're sure your renovation meets the definition of "cosmetic work" you must seek approval of the Owners Corporation. You must not commence that work until you receive written approval.

Lead times

The committee generally meets monthly and endeavors to consider any applications received at its next meeting. If the committee receives your application only shortly before the next meeting or the agenda for the next meeting is already lengthy, consideration of your application may be deferred to a later meeting. Please respect that committee members volunteer their time, it is your responsibility to allow sufficient lead time for applications to be considered.

  

The committee will either approve your application, approve it in part or with conditions, seek further information from you, or reject it. In all but the first case the committee will endeavor to provide guidance and invite you to attend a subsequent meeting to provide clarifications.
